How are you presenting yourself in front of your clients in today’s market? With so much inventory hitting the market and price reductions happening left and right, it’s more important than ever to position yourself as a true expert when meeting with sellers.
The days of easy appreciation are gone, which is why when I walk into a listing presentation, I know my job is to be honest and clear about what’s really happening, both in their neighborhood and across the county. Whether you’re working with seasoned sellers or those listing for the first time, ** ** you have to set expectations so they understand exactly what it takes to get their home sold.
Today, I’m sharing the exact process I use before every listing appointment: I pull up-to-date numbers, how many homes are active, how long they’re sitting, what kinds of price reductions we’re seeing, and what’s actually selling.
I’ve learned to have blunt conversations about pricing, making sure no one gets stuck in “fantasy land” by listing too high and missing out on buyers. I use a pre-qualification script to dig into a seller’s motivation, and get hyperlocal with my stats so I can show them evidence of what’s moving and what isn’t. It’s not always comfortable, but these conversations are what help people make the right choices.
