Are you adjusting well to all the changes in real estate? It’s challenging to work in this industry. You know, as professionals, you need to adapt to all of the changes happening in our industry. For this year, it’s the new lawsuit and updated listing agreement rules. It’s all about finding the right strategy to overcome the challenges and come out on top.
Compensation is formed by sales, and buyer representation is everything. But even though you have a long inventory list, if people don’t know what your sellers are offering on each listing, then it’s all useless.
Fortunately, we have created a strategy for that, and some people have asked me, “Jason, how are you handling the influx of calls from buyer agents?” I’m going to share with you two things that we’re doing that can make your life easier.
Strategy #1: Make a dedicated website. We have a dedicated page solely for showcasing our listings where we manually update the price of the property, seller’s commission rates, photos, and other important information buyers need. This page is not connected to the MLS in any way, shape, or form.

Strategy #2: Spreadsheet system. For those who don’t have a web designer and a website, a simple spreadsheet can go a long way. You can create a Google Doc or Google Sheet file and list the property addresses and their seller agent commissions. It can be a fast way to update your list and send it to buyer agents.

Those are two ways that I came up with that allowed me to have more free time with my family, train my agents, and do the things I love. These systems also effectively cut down the number of calls I have to field. I can just pop those links in there if I get a call or text. I spend about 30 minutes to an hour every day doing administrative work, which is fine. But at the same time, it really does give me more of my day back.
Lastly, I want to say thank you to the 50-plus people who asked for a copy of our listing presentation. We sent an email about it, but it took me a while to get those out. I initially thought only three people would ask, so I ended up sending individual emails. I hope you found it helpful!
